Some properties require creativity in order to obtain financing - I have experience with this
If you want a lot of land and you do not need a very expensive home, some properties that meet this criteria don't qualify for traditional financing that requires 60% of the value of the appraisal to be in the improvements to the property. Farm Credit West and USDA loans can be helpful with this in some situations.

Many people wonder how they can build their dream home or purchase another home while living in their current home. Farm Credit West, Northwest Federal Credit Union, and Mountain America Credit Union offer new home construction loans and they may be able to help you get a home built while living in your current home. Knock offers a bridge loan and they offer financing for your to purchase another home and then sell your existing home.

Fairway Mortgage Company and Cross Country Mortgage might be able to help you get financing if you have issues on your credit report or you are self-employed. I only have personal experience with 3 of the mortgage companies listed on this page. Please do your own research before determining which mortgage company to use.

Fellowship Home Loans might be able to help you qualify for a higher mortgage by offering lower interest rates.
For a truly affordable manufactured home on land, 21st Mortgage and Vanderbilt Mortgage will finance a new or used home and they do not charge mortgage insurance which can cost $100 per month or more, so this allows you to afford more of a home and not waste so much money on fees. They will also finance just buying a manufactured home in a mobile home park and even on leased forest service land. There is also no age limit to the home they can finance. For land loans or to purchase any type of land with a home that is off-grid with no power and hauled water, try Northwest Farm Credit Services or Northwest Federal Credit Union for land or construction loans.

You can tell them your credit score and ask for an approximate interest rate and payment amount you might qualify for without allowing them to do a hard credit pull immediately. When you do decide to shop for interest rates and allow companies to check your credit, I suggest you have all of the companies check your credit at the same time. The credit bureaus can treat all of these pulls as 1 pull if they are all mortgage-related. Feel free to contact the credit bureaus for confirmation of this.
